5 Build Details That Can Make or Break a Bathroom Renovation

While a bathroom renovation can bring your dream bathroom to life, most of what determines its quality isn’t the faucets or backsplash—but the work behind the scenes. In fact, much of what affects a renovation’s longevity is never visible once the project is complete. 

In this short blog post with NeighborBuild, let’s break down five critical build details that directly impact the quality of bathroom renovations in Ottawa. Let’s dive in.

#1: Subfloor Systems & Underlayment 

Subfloor levelling and stability are critical before anything goes on top. If subfloor components are skipped or aren’t installed properly beneath the surface, your flooring likely won’t stay intact. Over time, this can lead to squeaking, sagging, gaps, or cracks that require eventual repairs. 

From there, underlayment systems help manage movement and prevent cracking over time. At NeighborBuild, we use Ditra underlayment from Schluter for all our bathroom renovations in Ottawa. Ditra is an uncoupling layer that offers multi-purpose flooring protection, including movement protection and waterproofing for long-term performance. 

#2: Bathroom Lighting

During a bathroom renovation in Ottawa, the importance of proper lighting cannot be overstated. Lighting shapes how the entire bathroom is perceived, and as a result, should be planned with intention. Though it may not have the same ‘wow-factor’ as a clawfoot tub or shining fixtures, lighting is crucial to how a bathroom functions from the ground up. 

One of our favourite tips for stunning bathroom lighting is to ‘layer’ different lights throughout the bathroom. A consistent ambient light is your primary source of illumination, such as ceiling lights and pot lights. Task lighting, as you can likely guess from its name, is used to brighten key task areas, such as vanities. Accent lighting elevates a bathroom by adding depth and highlighting features such as mirror backlights. 

Although lighting is often pictured as a finishing touch, it actually begins during the rough-in stage of construction. Proper lighting placement is only possible when wiring, spacing, and electrical box placement are done correctly. 

#3: Waterproofing Systems

The long-term performance of a bathroom renovation in Ottawa is strongly tied to sufficient waterproofing. It’s no surprise that bathrooms see a lot of moisture. As a result, it’s crucial that your bathroom renovation includes proper waterproofing of shower walls, floors, tubs, and other high-moisture areas. Skipping or rushing this step can cause leaks and other failures over time.

Another one of Schluter’s systems we use is the Kerdi waterproofing membrane. It’s designed to sit behind tile and protect it from water damage, mould growth, and long-term structural issues. While not the most glamorous bathroom feature, this waterproofing membrane is necessary. Without it, a bathroom renovation is far more likely to run into moisture-related issues over time.

#4: HVAC Integrations Behind Walls

Proper routing and planning of HVAC and plumbing systems often fly under the radar during bathroom renovations in Ottawa. Ventilation, airflow, and moisture control must work together to keep the space functioning properly. Outdated or improperly installed systems can eventually undermine the entire renovation. 

When the walls are open, that’s the time to upgrade outdated piping, adjust vents (if necessary), and ensure all electrical is up to code before any finishing work begins.

#5: Finish Installation & Performance

Choosing the finishes for tile, cabinetry, and fixtures is often the most exciting part for bathroom owners, but how they’re installed matters just as much. Even the highest-end countertops and vanity mirrors can fall flat if not installed properly.
